Ron,
In my own words, I see a greater disparity today between Low-Income Multi-Family and Upper Market Multi-Family. Whereas recent as 1.5 to 2 years ago the prices seemed evenly spread out across the board from top to bottom, the top has gotten away from most investors while the bottom has sank lower and lower.
I have also been told that the level of tenants in the market today has basically dropped a level. This has mostly effected middle to low income housing, hereby thinning the lower markets to quality tenants. As Summit & Stark county continue to lead Ohio in Foreclosures, the tenants will come back to the rental market, but i see a faucet dripping versus a river flowing return.
